Coffee Shop Remodel

The coffee shop remodel was a fairly simple project that consisted of us removing some old paneled walls to create a more spacious room, some minor electrical work and re-routing of some plumbing lines.

We bought the building that housed a picture framing shop, but the main street location suited it for any type of establishment.

After painting the shop, we furnished it with counters, tables, and chairs. Then we had our coffee shop.

Terra cotta sewer pipe

An old terra cotta sewer pipe decayed in one of our properties that required us to dig up the entire court yard and replace the pipe. Luckily the length of pipe below the concrete garage floor was in good shape, or we would have had to jackhammer out the garage floor too.

Tearing out an old rotted deck

This property had an old and rotted deck with a portion of the deck covered by a pergola-type structure. The decking on the pergola was also rotted from years of neglect.

One of the things we have to consider is whether or not to replace the rotted deck, or is it enough to just remove the old one and let the buyers build their own deck after they purchase the property. Will the cost of building a new deck sufficiently increase the value of the home for sale, or will we spend more money building the deck than we will be able to recoup at the sale?
